We lend on all types of uk property – from fantastic houses, commercial property (hotels / pubs / shops) to land with and without planning permission, usually under 70% LTV on a first legal charge or mortgage basis. We look at the asset, work out what’s safe to lend and lend. The loans are for, on average, 6-12 months. Interest is either serviced monthly or built into the loan (back-end). All the loans are set up by UK solicitors and with an RICS valuation on each property.

A bridging loan is a short-term mortgage. Our property bridging loans can be from one to 36 months, secured against property, including residential properties bought as an investment, and land. You can use the loan for any purpose, not just buying property or land.

Our experience and access to funding means we can offer finance for a wide range of purposes. When you need short term finance for any purpose, call us first. Our rates are competitive, from 0.95% to 2% per month, and terms up to three years, depending on the loan purpose.
We can lend up to £20 million to help you develop property in the UK. You can borrow up to 65-70% of the GDV (estimated completion value) over terms up to 12 months.
